What actually happens

The process.

Every floor is different, and Shaun gives you real timing at the estimate. This is the order the work happens in, so you know what you are agreeing to.

Walk & quote

Shaun looks at the wood, the wear, the sub-floor and the transitions, then tells you whether you need a full refinish or just a recoat. Written price before anything starts.

Prep & repair

Furniture out, damaged boards cut out and laced in, nail holes and gaps addressed. The repairs happen before the sanding so everything finishes as one floor.

Dust-free sand

Rough through fine passes on containment equipment, edges and corners cut in by hand. This is the stage that would normally fill your house with dust. It doesn't.

Stain & coat

Colour applied and checked in your light, not a showroom's, then finish coats built up with cure time between. Shaun tells you when you can walk on it and when furniture can come back.

Shaun handles claim work directly with your adjuster. Whether the claim covers a repair or a full replacement usually comes down to how the damage gets documented in the first week.

  1. Documented for the adjuster. Photographs, moisture readings and a written scope your insurer can actually work from.
  2. Scoped honestly. If four boards will fix it, the estimate says four boards. If the floor is gone, that gets said plainly too.
  3. Matched to what was there. Species, width, grade and colour matched into the existing floor wherever the claim allows repair.
  4. Worked directly with your carrier. Shaun deals with adjusters regularly and will talk to yours so you are not relaying messages.

Absolutely Dust Free is a one-man business, and that is deliberate. The person who quotes your floor is the person who sands it, stains it and coats it — so nothing gets lost between the salesman and the crew, and there is nobody to blame if it is not right.

Shaun Humphreys has been finishing hardwood in Utah County for over twenty years. In that time the equipment has got better, the finishes have got tougher, and the standard for what counts as a clean job site has moved a long way — which is exactly why the dust containment matters. The floors in these photographs are all his own work.

Before you call

The questions
everybody asks.

Straight answers, including the ones that talk you into a cheaper job than you were expecting.

Do we have to move out while you work?

Usually not. What you do have to do is stay off the floor being coated — in practice that means the room is out of use for the day it is coated and overnight while it sets, and pets have to be kept off it. Most people stay in the house and work around one area at a time. If the whole main floor is going down at once, plan on being elsewhere for the coating days.

How long does a refinish take?

A typical main floor runs a few working days from the first sand to the final coat, plus curing time after that. Square footage, how much board repair the floor needs, and whether you are changing the stain colour all move the number. Shaun gives you a real schedule when he has seen the floor — not a guess over the phone.

How dust-free is “absolutely dust free”, really?

The honest answer: the sanders and edgers run onto containment equipment, so the dust is captured at the machine where it is made instead of being turned loose in the house. It is not a sealed clean room — nothing is. But you will not spend the next month wiping grit off dishes, picture frames and the tops of the doors, which is exactly what a conventional sand leaves behind.

Does my floor need refinishing, or just a recoat?

If the finish is worn but the wood underneath is sound and unmarked, a screen and recoat is usually enough — and it costs a fraction of a full sand. If there is greying, scratching down into the wood, water marking or pet damage, the floor has to come back to bare wood.

Shaun will tell you which one you are looking at, including the times the answer is the cheaper one.

What does it cost?

Refinishing is priced on square footage and on the condition of the floor, so there is no honest per-foot number to print on a website — the same room can be a recoat or a full sand depending on what the finish has been through, and those are very different jobs.

The estimate is free, it happens at your house, and it is based on the actual floor.

When can we walk on it and move the furniture back?

In order: light traffic in socks first, then furniture, then rugs last — rugs trap solvent and can mark a finish that has not finished curing. The exact waiting times depend on the finish being used on your floor, and Shaun gives you those numbers before he leaves rather than making you guess.

Can a repair be matched into an existing floor?

Often, yes. Damaged boards are cut out and new ones woven into the existing run — laced in — so the repair reads as floor rather than as a patch, then the area is sanded and finished to match. Species, board width and grade all affect how invisible it ends up, so it is a look-at-it question rather than a phone question.

Do you work with insurance companies?

Regularly — burst pipes, dishwasher leaks, ice dams, pet damage. Shaun documents the damage for the adjuster, scopes it honestly, and deals with your carrier directly so you are not relaying messages between two people who both know more about the subject than you do. More on claim work →
